What does Drewlo Holdings require me to bring when I fill out an application?
In order to complete an application, the Drewlo Holdings building manager requires the prospective tenant to have: valid photo identification, a money order or bank draft for the last month's rent, a post dated cheque for the first month's rent, a void cheque to arrange for automatic rent withdraws, and proof of income (ie: pay stubs, letter of employment stating yearly income, T4, or Notice of Assessment from Income Tax).
Are there any utilities included in my rent?
Utility inclusion varies from one building/community to another. Some of our buildings have inclusive pricing – meaning heat, hydro, and water are included, where others may include one or none of the above. What utilities are included in your rent will be indicated on the building's page, under the main photo.
When the utilities are included (ie: hydro) this could be a flat fee indicated on the building page, alternatively, if there is no flat fee or other indication of paid utility, it is the tenant's responsibility to pay this utility directly to the provider.
Is the rent quoted on drewloholdings.com the rent for all of the apartments of that style?
On each of our building pages rental amounts are found as a "starting from" base rent, or as a range for a specific rental apartment style. Rent for each of our apartment suites are calculated based on: floor level, view, square footage, and amenities and upgrades (ie: granite or renovations).
Do I need renter's/tenant's insurance?
Drewlo Holdings does require our tenants to provide proof of Liability Insurance for no less than $1,000,000. A copy of your proof of coverage must be given to the building manager prior to receiving the keys to your unit. This proof of Liability Insurance must show the tenant's name, effective date, address (including unit number) insured, and coverage amount. Additionally, we recommend that our tenants have Content Insurance for their personal belongings, as Drewlo Holdings does not cover it.
Does Drewlo offer furnished apartments?
Drewlo Holdings does not offer furnished apartments for rent. However, to those looking for furnished apartments in Kitchener/Waterloo, London, or Sarnia, we do suggest Executive Accommodations (linked) as they have furnished units in our apartment buildings.
How do I arrange a viewing of a Drewlo apartment building or townhome community?
In order to arrange a viewing, please call the phone number listed on the building page for the specific building or community you're interested in. Alternatively, for any of our London properties, you can contact our citywide rental agent, Pat at 519-868-7200.
Is there a listing of the currently available units available on drewloholdings.com?

Is parking available? Is it at any additional cost?
Parking is available at all of our apartment buildings. The price for parking varies between buildings, and the type of parking available (ie: indoor, outdoor, or covered). The pricing details are outlined on each individual building page, please contact the building manager for the specific details about parking type and availability.
What is the process to request a new parking spot?
If you are a tenant (Leaseholder) in need of a parking spot or an additional one, kindly reach out to your Building Manager to inquire about availability. If no parking spots are currently available, you will be placed on a waiting list. Once a spot becomes available, the Building Manager will promptly notify you. Please be aware that there is a fee associated with obtaining a parking spot.
How do I make a request for maintenance?
At Drewlo Holdings, we are proud to have a top-notch maintenance crew. If you find that you require maintenance in your unit, please contact your building manager. With your building manager, the proper work order request forms can be filled out, the building manager will troubleshoot your issue and then send the work order onto maintenance. Once your building manager has filled out a work order, but your issue has not been resolved or there is not a timeline in place to resolve issue within 48 hours, please feel free to inquire on the status of your maintenance request by emailing [email protected].
If you require immediate maintenance, the building manager is available for emergency situations and basic maintenance.
How do I set up my cable, telephone, or Internet? Are satellite dishes allowed?
Drewlo Holdings has negotiated special rates for our tenants with Bell and Rogers. A customer service representative from Bell and/or Rogers may contact you with the details of these offers. Alternatively, the information on these special rates can be obtained from your building manager.
Drewlo Holdings does not allow the installation of satellite dishes on a tenant's balconies. Satellite television services are available through Bell for the entire building.
An emergency came up, can I transfer/assign my lease?
If you have to leave your lease before your one-year term is up, please refer to section 15 of your lease. Contact your building manager, and it is your responsibility as the current tenant to find someone to take over the lease. The prospective tenant must agree to take the unit "as is", and be approved by our lease administration team. There is a $250 administration fee charged for assigning your lease.
What do I do if my neighbours are making too much noise?
Our policy mandates that tenants promptly report any instances of excessive noise to the Building Manager while the disturbance is occurring. This procedure enables us to promptly verify the noise firsthand and take appropriate measures to address the issue.
Am I allowed to make modifications to my unit for disability purposes? (E.g. Grab bars in the shower)
If you, as the tenant, require grab bars installed in the washroom or shower, we recommend that you engage a third-party company such as Shoppers or a Home Health Care provider to ensure professional installation. Upon selecting your vendor, kindly notify the Building Manager to inform them of the modification to the unit and the scheduled installation date. This enables us to notify other tenants in advance about potential noise or work being conducted on that day.
How do I dispose of garbage and recycling?
Please ensure proper sorting and recycling of your items according to the following categories: Glass, Rigid plastics, Soft stretchy plastics, Metals, Paper, Paper containers, and Cardboard boxes (please flatten and empty). Large furniture items should be disposed of by the tenant. Regular household garbage bags may be dropped down the garbage chute, while large garbage bags should be brought down to the garbage room
What do I need to know about using the pool?
Please adhere to the following pool rules: No diving, jumping, running, horseplay, or street shoes. Children must be accompanied by an adult at all times, and no more than 10 people are allowed in the room simultaneously. There is a limit on the number of guests per resident. Food, drinks, and gum are prohibited in the water and pool deck. Smoking of any kind is not allowed. All swimmers must shower before entering the pool. If you feel unwell, please refrain from swimming.

At Drewlo Holdings, we take pride in our dedicated Landscape Crew, who diligently maintain our ground year-round. In spring, they prepare our grounds for summer, while in fall, they ensure everything is ready for winter. Our team works tirelessly to promptly clear snow during the winter season and prioritize safety in our parking lots. Additionally, they ensure our grounds and gardens are beautifully tended during the spring and summer.
How to upgrade to a bigger unit?
If your family has grown or gotten smaller and you need extra space or would like to downsize to a smaller unit, please contact your Building Manager to request a transfer to either a bigger unit or a smaller unit. Similar protocol will be followed when applying for an apartment, and if the application is approved, you will then transfer to your new desired unit.
Who to call after hours? Emergency incidents
For any after-hours emergencies, please call the Building Manager's phone number and leave a voicemail. If the emergency is life-threatening or requires law enforcement or an ambulance, please call 911 for immediate assistance. Afterward, please follow up with the Building Manager to report the incident and fill out the appropriate paperwork.
My Building Managers are on vacation, what do I do if something breaks?
When your Building Managers are on vacation or have their day off, please note that you should still call the building phone number. It is redirected to the contact number of the staff on duty, typically the Building Manager of the sister building, who will be happy to assist you.
I have a formal complaint or question, where do I send it?
If you encounter any issues or require assistance beyond your Building Manager, please reach out to our Customer Relations Department at [email protected] and we will be glad to assist you.
What are the hours of operation for the amenities?
Our amenities operate under standard hours from 8 am to 9 pm. In the event of any adjustments to these hours, a notice will be posted throughout the building to inform residents of the changes.
What should I do if I require assistance during fire route protocol?
Tenants who require assistance or use mobility aids such as a cane or wheelchair are kindly requested to contact their Building Manager and be added to their ‘assistance list’. This ensures that their list of tenants requiring assistance in case of a real fire in the building is up to date.
What is UR Concierge? How do I sign up?
As a way to increase tenant communication with their building manager, Drewlo has partnered with UR Concierge Services (UR CSI). By clicking ont he "Concierge" button at the top right of Drewlo's menu, residents living in a Drewlo Holdings building can sign up for UR Concierge Services.
When signing up, residents must use a building code in order to access the services. The building code is the postal code of your building without spaces. For example, if you're living at 1420 Beaverbrook Avenue, then your building code is N6H5W5. It's important to note that the building code you put in must match the building you're living in! This is how Drewlo can communicate with you about building specific events such as: maintenance, emergency services (such as water shut offs), contests, and more!
